The City of Parramatta is publicly exhibiting a Planning Proposal, with its respective draft site-specific DCP and draft Planning Agreement, for land at 33-43 Marion Street Parramatta.
This Planning Proposal seeks to amend the Parramatta Local Environmental Plan 2011 (PLEP2011) by:
Increasing the maximum floor-space ratio (FSR) from 2:1 to 6:1 Increasing the height of buildings control from 12m to 80m Permitting an additional 15% Design Excellence bonus and 5% High Performing Buildings bonus to the permitted FSR and height controls Removing the heritage listing of 37 Marion Street, Parramatta.The draft site-specific DCP proposes detailed guidelines on building setbacks, built form, design, massing and vehicular access.
The draft Planning Agreement is to enable Council to receive a monetary contribution towards public domain improvement works in the Parramatta CBD and to facilitate footpath widening around the subject site.
The Planning Proposal, draft plans and supporting information will be publicly exhibited from 22 April 2020 to 22 May 2020, and can be viewed at: • NSW Planning Portal
Written comments are invited. All submissions received will be considered before a final decision is made by Council.
