Community feedback invited on City of Parramatta land use plan

City of Parramatta Council is inviting the community to provide feedback on a new Local Environmental Plan (LEP) that will consolidate planning controls for land use and development following Council amalgamations.

The new LEP will replace the five separate sets of planning controls currently operating in the Local Government Area (LGA) due to the NSW Government’s changes to council boundaries in 2016.

“By consolidating these various sets of rules into one framework, our planning controls will be clearer and more consistent across the whole City of Parramatta Council area,” City of Parramatta Lord Mayor Cr Bob Dwyer said.

“We invite the community to have their say on these important changes before the new Local Environmental Plan is finalised.”

In order to consolidate the separate controls, the draft LEP proposes changes to some planning controls applying to certain parts of the LGA. These include:

Changes relating to the permissibility of dual occupancies (duplexes) in sensitive locations; Other adjustments to the types of development that are allowed in certain areas; Changes to bring a consistent approach to height and floor space ratio controls applying to residential zones; and A limited number of changes to the zoning of some sites to address inconsistencies and anomalies across current land use plans.

In developing the draft, Council has considered previous community feedback, NSW Government policies and strategies, and Council’s own recently adopted Local Strategic Planning Statement.

In instances where existing controls do not align, Council has taken the character, context and issues relevant to different parts of the Council area into consideration to determine which controls are most appropriate.

In May 2016, parts of the former Hornsby, The Hills, Holroyd, Auburn and Parramatta City councils were amalgamated to form the new City of Parramatta LGA.
