City of Parramatta Council is exhibiting amendments to the Parramatta Local Environmental Plan (LEP) 2011 with a Draft Planning Agreement for the site at 22 Noller Parade, Parramatta.

The proposal seeks to change the current zoning and amend the maximum building height and floor space ratio controls to facilitate the development of a residential apartment building.

Changes to the Planning Controls

The Key aspects of the Planning Proposal are:

Amend the zone in the Land Zoning Map from R2 Low Density Residential to R4 High Density Residential.  Amend the maximum building height in the Height of Buildings Map from RL 14 metres to 17 metres which equates to 5 storeys.  Amend the maximum Floor Space Ration (FSR) in the FSR Map from no FSR to 1.5:1. 

These proposed amendments intend to accommodate a residential apartment building that is 5 storeys in height with 16 dwellings.

Draft Planning Agreement 

Council has negotiated a Draft Planning Agreement with the developer in accordance with Council’s Planning Agreements Policy (2018).

The Draft Planning Agreement proposes a monetary contribution to undertake Public Domain works associated with, or new connections to, the proposed Alfred Street Bridge.
