Community feedback is invited on a planning scheme amendment that proposes to rezone land in Malmsbury and facilitate the development of a new residential subdivision.
Separate to the recently advertised Amendment C157macr for Malmsbury but following a similar process, Amendment C154macr is a combined planning scheme amendment and planning permit application for 1 Wills Street on the eastern edge of the Malmsbury township.
The site is currently zoned for agricultural use, however its shape, size and close proximity to existing residential development limit its use for this purpose.
The area surrounding the site is characterised by single-story residential buildings of modest site coverage, with generous front setbacks and well-established gardens.
The proposed amendment will result in land being rezoned from agricultural use to residential, allowing for the development of a residential subdivision consisting of nine lots with minimum lot sizes of 2,000 square metres.
Council’s Director Planning and Environment, Rebecca Stockfeld, said the rezoning will help facilitate residential growth in line with the Macedon Ranges Planning Scheme.
“The Planning Scheme seeks to contain development within the Malmsbury township boundary and facilitate development of the periphery of the town which features larger lots, significant landscaping and generous setbacks,” she said.
“Planning controls in the new zoning will ensure any development reflects the preferred characteristics of Malmsbury by designating minimum lot sizes, maximum building heights and ensuring front setbacks can accommodate the establishment of canopy trees.”

Council will consider all submissions received and appoint an independent Planning Panel if necessary, with a final decision regarding the amendment to be made by the Minister for Planning.
