Council urges property owners to check their land valuations

Redlands Coast property owners who disagree with their latest Queensland Government land valuation are urged to lodge an objection with the State Valuer-General as soon as possible.

Redland City Mayor Jos Mitchell said the latest Queensland Government Department of Resources valuations for Redland City, issued on 26 March, saw an overall 31 per cent increase since the previous valuations in 2022.

“Redland City Council does not determine land valuations but they are used when calculating how much landowners pay in general rates,” she said.

“Council is obliged by State Government legislation to use these valuations when setting rates for individual properties and a significant increase in these valuations can lead to an above average increase in the general rate for some homeowners.

“Council will endeavour to keep rates rises to an absolute minimum but we have no control over land values.

“If you believe your new valuation is excessive, you should put your case to the State Valuer-General as a matter of urgency. The valuations come into effect on 30 June 2024.”

The objection period closes 27 May, 2024.

According to the Valuer-General, the Redland Local Government Area revaluation reflected land values as of 1 October 2023 and included 62,772 properties with a total value of more than $34.5 billion.

The 2024 Land Valuations website says property market changes within Redland City are generally driven by: strong migration to the south-east corner of Queensland; limited new land supply and increased demand for land; more affordable land than in the adjoining Brisbane City; and an increased willingness to commute and/or work from home.
