PROPOSED OUTBUILDING – LOT 201 WITTENOOM CIRCLE, WHITE PEAK

The Shire of Chapman Valley has received an application for a barn-style shed upon Lot 201 Wittenoom Circle, White Peak. The proposed shed would have an enclosed area of 235.68m² and an unenclosed area of 120.06m² (total area of 355.74m²).

The Shire of Chapman Valley ‘Outbuildings’ Local Planning Policy sets the maximum total enclosed area in the ‘Rural Residential’ zone as being 240m², but with allowance for consideration of an additional 120m² (unenclosed) area (total area 360m²), subject to the advertising of the application for comment. The Shire is therefore writing to surrounding landowners inviting comment upon this application.

The Outbuildings Policy also sets the maximum height for a barn style shed as being 6.5m (as measured form natural ground level). The proposed shed would have an overall structure height of 5.868m and would be sited in cut earthworks at its southern end. However, the shed would have a height of 6.68m at its northern-most end as measured from natural ground level where it would be sited atop 0.8m fill earthworks to achieve a level building pad.

The shed would also contain a 57.2265m² liveable area which is compliant with the 90m² habitable floor area requirement of the Shire of Chapman Valley ‘Ancillary Dwellings’ Local Planning Policy established for ‘granny flats’.
