The Shire of Chapman Valley has received an application for an outbuilding upon 10 (Lot 214) Coastal Crest, Buller.

The outbuilding is proposed to have a rear (eastern) boundary setback of 2m and a side (southern) boundary setback of 3m which is at a lesser distance than the 7.5m listed in Table 1 of the Residential Design Codes of Western Australia for the ‘Residential R2.5’ zone.

The proposed shed would be clad in Southerly colorbond wall cladding and Ironstone roof sheeting and trims, to complement the residence that has been previously issued a Shire building permit upon this property.

The proposed shed would have a floor area of 170m², and this meets with the maximum 180m² total floor area requirement of the Shire of Chapman Valley Outbuildings Local Planning Policy for the ‘Residential R2.5’ zone.

The proposed shed would have a a wall height of 4m and a total gable height of 5.235m. The proposed outbuilding would therefore exceed the height requirements of the Shire of Chapman Valley Outbuildings Local Planning Policy for the ‘Residential R2.5’ zone which sets a maximum 4m wall height, and 5m total height.

Due to the application proposing variation to the boundary setback requirements of the R-Codes, and the height requirements of the Outbuildings Policy, the Shire is inviting comment prior to this application being presented to a meeting of Council for determination.

Submissions must be received by the Shire prior to 4:00pm Friday 18 October 2024.

This application will be presented to the 21 November 2024 Council meeting commencing at 9:00am for determination. The Council meeting is open to the public and will be held at the Council Chambers, 3270 Chapman Valley Road, Nabawa should parties wish to attend.
