PROPOSED OUTBUILDING – 9 (LOT 127) HEIGHTS VIEW, BULLER

The Shire of Chapman Valley has received an application for a residence and outbuilding upon 9 (Lot 127) Heights View, Buller.

It is noted that the outbuilding is proposed to be located outside of the building envelope for Lot 127 that was prepared by the developer at time of subdivision (the residence would be located within the building envelope).

The outbuilding is proposed to be located 5m from the southern property boundary and 16m from the eastern property boundary at its closest point.

Due to the application proposing an alteration/reorientation to the building envelope the Shire is inviting comment prior to this application being presented to a meeting of Council for determination.

The proposed shed would be clad in Shale Grey wall cladding and Surfmist roof sheeting, to complement the residence.

The proposed shed would have a floor area of 180m² (consisting of 144.891m² enclosed area and 35.109m² lean-to area) and this meets with the maximum 180m² total floor area requirement of the Shire of Chapman Valley Outbuildings Local Planning Policy for the ‘Residential R2.5’ zone.

The proposed shed would have a a wall height of 3.02m and a total gable height of 3.867m and this meets with the height requirements of the Shire of Chapman Valley Outbuildings Local Planning Policy for the ‘Residential R2.5’ zone which sets a maximum 4m wall height, and 5m total height.

Submissions must be received by the Shire prior to 4:00pm Friday 15 November 2024.

This application will be presented to the 12 December 2024 Council meeting commencing at 9:00am for determination. The Council meeting is open to the public and will be held at the Council Chambers, 3270 Chapman Valley Road, Nabawa should parties wish to attend.
