Have Your Say on new planning controls for land in the North-East Planning Investigation Area.
The City of Parramatta Council (Council) is exhibiting a Planning Proposal and draft Development Control Plan (DCP) for the land known as the North-East Planning Investigation Area (NEPIA).
New height and built form controls could deliver an additional 515 homes for our community. The proposed new controls respond to the heritage character of the surrounding area, and the anticipated development along the Parramatta Light Rail corridor on Church Street.
What is proposed?Council is proposing the following changes to the planning controls in the NEPIA:
Increase the Floor Space Ratio (FSR) from 0.8:1 to a range of 2:1 and 3.6:1 in the Parramatta Local Environmental Plan 2023 (PLEP 2023). Increase the Height of Buildings from 11m to a range of 24m (i.e. 6 storeys) and 40m (12 storeys) in the PLEP 2023. What informed the proposed changes?The proposed changes:
considered the previous feedback from the community on the NEPIA Planning Strategy that was exhibited in March 2021; and responded to the planning controls recently introduced by the State Government along the light rail corridor on Church Street under the Church Street North State Environmental Planning Policy.More information about this can be found in the FAQs on the Participate Parramatta page.
